What is the difference between the Structural Inspection and the Pre-Purchase Inspection?

Basically the Pre-Purchase Inspection is more comprehensive than the Structural inspection. The Structural inspection covers significant defects in the home which will apply to a ‘Significant Defect’ or ’Building Inspection’ clause in an Offer and Acceptance in compliance with AS4349.1-2007 Appendix A. The first half of the Pre-Purchase inspection is exactly the same as the Structural inspection, the second half goes into appliances, fixtures and fittings, safety checks, maintenance advice and is generally a more comprehensive report.

How Soon Can You Conduct a Building Inspection?

We are very fast and professional! Your building inspection can usually be conducted within a few days. To qualify for one of our discounted packages we ask for 3-5 working days notice. If you need us right now then call Christian on 0401 953 226 to check our availability.

How long does it take to send a report through once the inspection is done?

We are very fast and professional! Building reports are always emailed within 24 hours of the inspection, providing that payment has been pre-arranged.

How is payment arranged?

Most of our clients carry out a Netbank transfer. On booking your inspection you will be emailed an invoice containing our Netbank details. Please the job address on the transfer. Cash on site during the inspection is also accepted, however, there is no discount for cash.

Who is the report sent to?

The report is sent to you on the email address you provide on the Booking Form, or over the phone. We may send it to your real estate agent or settlement agent if they ask us for it. If you do not want the report sent to anyone other than yourself then please let us.

Do your Pre-Purchase reports comply with Australian Standards 4349?

Yes, Our Termite/Timber Pest reports comply with 4349.3 and our Structural and Pre-Purchase reports comply with 4349.1-2007.

Do I have to pay before the inspection is done?

No. We will invoice you when we submit the report. We ask for swift payment please.

What is included in an Inspections Package?

Your package will include either a Structural or Pre-Purchase inspection and a Termite/Timber pest inspection.

How long does an inspection take?

Most Structural/Pre-Purchase inspections usually take around 40-90 minutes depending on access restrictions, the size of the home and the number of problems we find etc…. Construction inspections can take up to 90 minutes on site.
